Against the builder. I’m pretty sure they’re well out of the picture.

Bank. Right, they were selling as is, where is.

Homeowner’s Insurance? Where the heck would they figure into this?

Disappearing contractors. Why would it matter? Unless your buyer was so stupid as to give any repair person ANY MONEY up front! BTW, there’s no such thing as a LICENSED GENERAL CONTRACTOR in TX. No if you’re talking about a licensed Electricl and HVAC, and you’re in an INCORPORATED AREA, Houston, Bellaire, Sugar Land etc, you might have a prayer, not much of one but maybe.

What kind of problems were so cleverly covered up that a structural engineer couldn’t detect them?

What kind of problems does the property have?

Might have some recourse against the inspector, but the last time I read one of their disclosures I laughed.

I’m a Realtor in Houston who sold a townhome to my buyer that was in foreclosure and owned by a bank. It was a middle unit in a building of three with three stories.
A structural inspection and buyers walk through detected no structural problems apparent before closing, and a sparkling interior without visable problems (they were cleverly covered up). Buyer tried costly repairs, to no avail. What is his recourse, if any against builder, bank, homeowners insurance and disappearing contractors?
