I agree! You gotta give up on using an agent to find the deals… The key is MARKETING. I’m in the DC area, and it is HOT, HOT, HOT. Talk about lots of investors, they are everywhere. But I put up 120 bandit signs last weekend and got about 15 calls. It doesn’t matter where you are or how many other investors there are, you can make money in any market in this business if you know how to do it.

Hello All:

It has been a while since I wrote on this forum. I did my first rehab a year ago.

It was fairly easy to find homes at that time. I called a few RE agents and told them I was interested in flipping. Went and looked at a few homes. Made and offer on three of them. Then the next week I received a counter offer and accepted one of them. It took no effort.

Well this was too good to be true. Because now the same agent is not interested, others are not that knowledgable. Then I used direct mailing to absentee owners and most of my letters returned because the addresses were wrong.

My investment club in the area use to have only 20-30 people at meetings and now they have 200-300. It seems that everyone is getting into real-estate investing now.

I see buses, bandit signs, billboards, just about every area I turn.

Boy was I fooled into thinking I was the only game in town. I mean I new there were others but I felt there would still be enough to go around.

There also seems to be a BIG business teaching about RE which is why there are so many people. It may seem the only people making $$$ are the ones teaching about RE. This is the real- business.

Any thoughts.

Then I must thank the guy who taught me. I am in one of the most competitive markets in the country, South Florida. In the last two months, I have bought four houses and have two more under contract.

I have never bought with any help from an agent, as a matter of fact, when I find out a house is listed, I pretty much give up.

I think your problem is trying to use agents.
