I have a owner that has given me in writting that he will pay a commission if I bring him a buyer. HOw do I find institutional investors looking for a 30,000 sq ft building 100% occupied by a govt contractor in the Mid_Atlantic region? The price for the building is 5.5 million with a 8% cap.

Is this an Open listing? Are open listings legal in your area?
If the owner sells the property himself, do they owe you a commission?
I know these questions don’t answer how to find institutional investors question, but I wonder, why would an owner give you the listing if you don’t really know what you are doing?
The Internet is NOT the best place to get advice on how to sell a multi-million dollar property.
A tip: Try Loopnet.com. Try co-brokering with someone who knows how to do this. You can figure out the rest for yourself.

I hope you are a licensed agent. I remember a case many years ago when a national company, one whose name you see everday, did the same thing. This guy originally started out looking for property because the national company said they would pay a finders fee. Long story, short, He didn’t get a dime, took everyone to court, ended up with attorneys fees and no money.

Ps, If not licensed I suggest you change the word commission in your agreement and replace it with “finders fee”’ and then get an opinion from a qualified attorney.
