Usually the MLS “standard” forms will work, so locate and call your local MLS or CA Realtors Assn office and see if they have & sell the forms. Normally they’ll sell to anyone, whether RE agent or not.

Now, having told you where you might get a form, you may or may not be fully capable of completing the form and it might be advisable for you to hire a knowledgeable local agent to do it for you.

There are definitely things that a truly knowledgeable purchaser (or Seller) would want in his/her customized form, and if you don’t know those items, you should get some knowledgeable professional help…after all, I doubt if you’d be comfortable suturing up a deep cut if you’re not an MD; or pulling your own wisdom teeth if not a DDS, etc.

You can a Residential Purchase Agreement (aka Deposit Receipt) at the Beverly Hills Realty Board’s office at 8501 Wilshire Blvd., BH (310) 967-8800. I suggest you call first to check their hours this week and to make sure they have the form. By the way they used to have an extensive array of CAR real estate forms. There may be other broker associations selling forms so check the white pages.
The CAR Residential Purchase forms, especially for single family residences, is lengthy (about 10 pages) and fairly complete. Watch out for the time limit language as this has been changed recently and is not as clear as it should be.
You could also probably get a form from a broker’s office.
