Here in NY State where I am, the NY state WEBsite lists the occupations requiring a license, and the requirements. There is none in my state to rent residential property.
Check for a similar site for your state. But I never heard of getting a license to be a landlord.
I have heard of local ordinances where landlords register the rental units, with some annual inspection requirements. Check with the appropriate local agencies, such as planning, buildings, code enforcement etc.
In NYC for instance, buildings with more than 3 units are registered, subject to annual inspection, with the owners or agents name on file for emergencies. I have to pay separately for the permit.
