You can set it up by yourself, but you are going to need an attorney in NYC. They discourage you against not having one in NYC. Why would you not pay the cost to be “protected”? If you have to go to court and the other guy/gal has an attorney you are bound to lose. I make sure my attorney is well-paid (they can get around the system much better than I could). That is how the game is played in nyc.

Can I as a residential buyer set up a contract to purchase a property directly with the seller without using an attourney, and would this be recognised in court?
