Depends on exactly what the Notary is notarizing. For example… If I am notarizing your signature, you show me proof you’re you and sign and I stamp and sign. If the document says that both parties agree or something to that nature and are affirming, both parties need to be present and affirm. If you need to read and agree to a written statement, I’ll ask you to read and if you agree to verbally tell me so, then sign and acknowlege your agreement and I’ll stamp and sign.

Each notarial act can be different. It all depends on why the notary is involved.

To have anything notorized all parties must be present to sign in front of a notary, correct? When doing a agreement with the seller?
