I was trying to setup a program as a Realtor for people that don’t have enough equity in their house to sell their home.

I was going to start offering to “sell” their house on a land contract and then have a their party service the loans. I know that I could just have the
buyer make a check out and send it to the seller but what if the seller never turns around and makes the mortgage payment.

No need for you to set all this up when it can be outsourced in a
relative inexpensive way.

There are numerous 3rd party collection servicers who will allow you to
setup an account with them to COLLECT incoming payments and then
send OUTGOING payments. Fees run about $10.00 per month + plus a
modest set up fee.
