Does anyone know if it would be possible to become a Notary Public yourself and sign all of the buying/selling documents involved in a Lonnie deal as such. It would eliminate one hurdle to being able to do business quickly. Or would this amount to some sort of conflict of interest due to the seller also notarizing his own sales documents?

The law in every state is a NP cannot notarize his/her own signatures, or member of his/her immediate family.
Further, a NP should not notarize any doc where he/she has a financial interest, as that wouldn’t stand up in court …VERY suspect if some signature were to later be attacked and that NP had to testify to defend some signature he/she’d notarized, and you’d have a very weak position.
A businessman friend of mine here in WA had his OWN NP notarize a seller’s signature 6 states away (!) without ever witnessing that signature !!!(all done by phone between signer and NP) and sure enough got himself sued and had to pay some sizable dollars in state B to extricate himself from claims of fraud, etc…and his NP was scared to death!
No malice here, just efficiency, in opinion of my WA friend, but you can bet it won’t happen again!
FYI, there are some national NP services that will, by pre-arranged phone call, go anywhere you might want them to, to get signatures, etc…so DON’T take any chances by using any NP too close to you.

You cannot notarize your own documents, nor can you notarize your spouse’s.
