You have run into reality as concerns certain areas of the country. In Calif.,and some other pricy areas, everyone in buying for appreciation with the thought that there is no end in sight. This has been going on for years.
Get used to it. There is no cash flow on these hot areas unless you find a real cheap deal.
Ron Starr has had lots of info on this. If you check the archives, you’ll find it. You may have to go to central Calif or even further to find areas that work.
In these hot areas, you either just flip them or you need deep pockets.

I agree that it’s hard to find positive cash flow on SFH’s, usually you either flip or lease option these. The best use for SFH’s in CA is to build up cash reserves and investing skills to invest in apartment buildings of more than 6-8 units, which is where the cash flow is IMHO. Commercial real estate such as office buildings can return fat cash flow in good times, but in bad times they go sour, so you need to know when to get in and when to get out.

Central California in Modesto - Fresno - Bakersfield area are ripe for investment Not too expensiove but still enough for strong cash flow on SFR and units.
