I know that some of you know where to go to get an investment property refinanced to take cash out without having to wait 6 months to a year.

I am sure you will get some email.
It does depend on what the deal looks like. The LTV has a lot to do
with it. Some lenders will take into account repairs if you can document
the work so they can justify why the value has gone up.
Are you asking a general question or do you have a specific deal? If
something specific more details will improve the quality of the replies.
