Thanks Ryan.I stopped at DMV.Nobody seemed to know but they gave me a form with a number to Albany and right there on the form it said 95 and newer need title so that answered my question and that should make it easier and no expense if I am able to get this one.

I am in upstate NY near Albany.I am interested in a 1992 3 bedroom Liberty 12x60 in decent shape.I can have it for $1500.00 which seems reasonable.The sellers only have a bill of sale,they say there were no titles in NY until 1995.Is this accurate?Also the trailer needs new carpet,the plywood is ok and a hole needs to be patched in ceiling,the roof leak has been repaired.Does $7000 sound reasonable as a sale price?

Ken, many of your questions are state specific, you need to talk to your local DMV to quickly find out about the title. 3 bedrooms are great overall and I’ve never had a problem LDing a 12 wide, your numbers are very realistic for my area, which I expect are lower than yours.

Might also try selling as-is for say 4-5k with a low down and easy terms. Don’t forget to ask the magic questions, you may still yet be able to get a better price! Work the deal and don?t steal in slow motion, pigs get fed and hogs get slaughtered? So long as the park is ok with everything the numbers look ok to me.
