Hi all, getting ready to complete my first deal on a small mhp, but having a slight issue. On the land there is a modular home, a owner occ. single wide and a 60’s single wide that is in bad shape. We plan on rehabbing the 60’s model for income, however the realtor said that she has asked the buyer (who is an investor 3 states away and has never seen the property) for a title on the 60’s unit and he said he was never given anything. We plan on “Lonnieing” the unit but obviously can’t w/o a title. Can I go to the DMV and do a title search?
Also a local modular home builder has 3 trade in’s behind his lot that he is willing to give away for free, but again they are older models, the builder just bought the business and didn’t receive any title on them too.
Just wondering if anyone has experience in this or should I be renego. the contract to reflect I will have to pay to have this 60’s unit junked and moved or consign myself to be a landlord for this unit and forget the free ones
. Any advice appreciated.

Contact the “Titling” authority (DMV or whoever issues the titles)and ask about how to obtain an “abandonment title”. Take the homes, add “moving and storage” charges, and run your ads (usually required for abandonment titles). If someone wants to claim a home, make them pay your charges and remove the home immediately. Usually no one does. After you have completed the requirements the authority will issue you titles.
Mobile home park owners are often faced with this. Someone moves out, doesn’t pay the lot rent and never comes back. Not a big deal really. You just have to jump through some hoops for the state so they can legally give you title.
