How would I go about looking for a commercial property to buy, that can be rented out on a long term lease to a company like CVS or Walgreens? How much do these properties usually cost and what is the rental return on them?

What you are talking about is a single-tenant triple net lease investment. There are many online listing sources. Try www.1031-nnn-properties.com or www.nnn1031.com to start.

If you want a credit tenant, i.e. a large company that has a credit rating tracked by S&P or Moody’s, you can expect a cap rate around 8% or a little less. The better the credit rating, the lower the cap rate. CVS is in the high 6s, Walgreens is sometimes in the 5s. Blockbusters and some restaurants can go into the 9s.

Prices vary, but you’ll be hard pressed to find anything below the $500-600K range. Most listings are at $1.5 million and higher.
