It sounds like you have a very doable loan. I don’t have the ability to do loans in VA. I know a former employee in TN that does loans in VA. He was my top loan officer every month. Very professional and he actually calls you back!

I have equity of about $700K in my property (appraised Oct 2002 at $1M+) and would like to raise about $100K cash, plus pay off a seller-carried second of $40K. I believe my FICO score is 640. I would prefer a no doc loan.
I have a company prepared to lend, but at the last moment they informed me that their ceiling is $400K. That would only give me about $50K cashout.
I don’t mind refinancing the whole mortgage, or taking a second, but I want to close within 2 to 3 weeks.
Any advice on how I might go about this?
