In the state of CO, you can sell one home mobile home a year w/o being a licensed dealer. If however you plan on selling more than one home, you need to become a licensed dealer. You become a dealer through the division of housing. Its not hard at all, but you will have to get bonded. I would also recommend becoming an LLC to protect your personal assets should there be any problems.

I have been doing a little research on the “dealer status” in Colorado. All I can find is that the state defines a dealer as someone who sells new homes. Can anyone in Colorado confirm this? Thanks, Jill ~ Colorado Springs

24-32-703 - Definitions.
As used in this part 7, unless the context otherwise requires:
(1.4) “Dealer” means any person engaged in the sale, leasing, or distribution of new mobile homes primarily to persons who in good faith purchase or lease mobile homes for purposes other than resale.
