My husband and I are trying to buy a house. We have had some credit problems. We are trying to buy a small farmette in Western NY, and to rehab with a 203k. We have several lenders that say they might help, but… closing costs and down payment are the problem. We wanted to close within a month because right now, with our credit problems, our saving grace is the amount of money we earn and our length of time at our current jobs. At the end of June, our stores are closing(we work retail), our company has filed chapter 11 and the two stores my husband and I work for are closing. Therefore, unless we want to relocate to another state, we must find new jobs. I already pretty much have a new job, and my husband has a good lead on a new store opening. Anyway, here is the situation… if we were to close within a month, we would NOT be able to come up with the money fast enough to cover closing and down. We have exhausted all familial possibilities. No money there… I don’t what to do at this point? Can we stretch it out a little longer to try to come up with the money for closing? Is there a way to not have to pay anything to close on this place or a source to borrow the money from? We really want this house. We want to start a family soon, and also a home business and this house is perfect for all things. It is really starting to take a toll on both of us. My husband feels like a failure because he cannot provide for us, and I just feel helpless. I cannot even tell you how many sleepless nights I have spent on the internet trying to find a solution… If you have anything that might help us, no amount of thanks would be enough. Please…

I just don’t understand today’s world. I have had three banks turn me down and one just start completely ignoring me. We could handle these payments… isn’t there anyone out there who would like to invest in us?? Someone could stand to make some serious money on us! We are willing to pay a higher interest rate, willing to put up our cars, will fight to come up with any money we can for a down or closing. We pay almost $700 a month towards an apartment, and I would much rather put this towards a home for us and our family! I am so frustrated and feel so trashy right now…

Hi Anna, Don’t despair. Have faith. Have you considered
a lease option with the seller? Or temporary seller financing? For example you make an agreement with the seller he could be your bank. You could pay him over a (for example say 1 year period) At the end of the lease you would refinance and pay him. Read as much as you can on this site it is an excellent resource. Search the archives for lease options.
