Your county or municipality probably has tax lien sales
and publishes lists of the properties and their owners
well in advance of any foreclosures etc. These represent good leads to approach distressed property owners looking for loans or to sell their properties.

Would anyone be willing to share: What they consider are the best methods for locating distressed properties, motivated sellers, forclosures etc. BEFORE anyone else has a chance to buy them?
I currently own a fourplex that I bought from a friend at a nice discount and thought it would be easy to find others. I found out that is not the case. The good properties sell before I get a chance to look at them. We are in an extremely inflated market so I want to try to find methods for buying properties at a discount.
Any thoughts or ideas are greatly appreciated.
