Hi jamesrobATL:
There are lots of websites that have real estate forms for you to use to buy & sell property, even to Lease or Option a property. Always best to have a local real estate attorney look them over so they comply with your state’s real estate laws.
Alternately, you can “buddy up” to your local real estate agent and have them give you a (good) copy of their Purchase & Sale Agreement, then re-use it over & over to buy & sell property in your state. Some might even show you how to fill it in. Of course, those Agreements are “water tight”, and most don’t allow you to assign the contract to another person unless you get the Seller to agree to it beforehand. That local real estate agent can also give you the “ins & outs” of most real estate forms needed to buy and needed to sell property.
Otherwise, you can always meet with a local real estate investor and pick theri brains on which forms are best use in your area.
Hope this helps.
