Thanks for the quick info. I will do just that. Was hoping since the past lot rent is gone there might be some additional way to recover dollars for storage whether they “give” me the home or not. If someone is crazy enough to pay to move this thing, I would still like some $$.

The park is in Price county and I am a bit south near Portgage.

I just purchased a small MHP. All homes are tenant owned except 1. It is a 1970 Rollohome 2br in poor inside condition. Outside is just ok. The previous owner declared bankruptcy in June and stopped paying lot rent (and bank payments). The bank finally got the trailer back through a replevin 1 week ago and now wants to get rid of it. They are into this thing for 4000. I offerred to take it off their hands for back lot rent (130x5). They said they don’t owe back rent because they didn’t get it back until last week and at most would owe part of October. Is it possible to charge/backcharge them for storage or get a lien on their title for storage?

It might be time for a little hardball. The bank doesn’t have a lease with you (the park owner). Explain to them that they are already out $4000.00 plus lot rent that is acummulating. It is going to cost them another $1000 to $2000 dollars to move it to a storage lot and that a two bedroom MH in poor condition is not going to bring more than two or three hundred dollars. Take pictures of the unit with you to bolster your arguement. Also let them know that you have to approve whoever they sell the home to if the home is to stay in your park. Find the bank officer that has the power to make decisions. As far as a Lien on the title for storage one of the other park owners can probably give you better information.
