Hi,

I’m coming into $50k+ cash for investing. I need some ideas as to what I should focus on with hopes of growing the $50k to $100k, then to $200k, then to $400k, etc. (you get the picture). I need to make money NOW and making a few percentage here and there is unacceptable.

Most half decent RE investors are achieving returns in the 25 to 100%+ per year range, cash on cash return. So if you leverage your 50K properly, and without tremendous risk) you should be able to increase that amount by 25 to 50K per year… more if you learn well.

Stick around here for a while, learn the proper ways to go about it, and your goals shall be fulfilled…

Seriously, I would post this question on either the Financing board, or the Commercial board. I’m sure there are bigger proftis to be made in commercial real estate than residential.

Smuggling! Drugs would give you the highest ROI. But cigaretes, Freon-12, and bootleg merchandise pay well also. Drive down to Mexico City and hang out for a few weeks at blue collar bars and talk the locals. (Don’t go to the boarder cities you will be targeted by undercover US agents and informants)

Rental property is the best ROI that I know of. For example: Let’s say you put 10,000 down on a nice rental house that you buy for 85,000 that is worth 100,000. This is not that great a deal, shouldn’t be too hard to find. In year 1 of your ownership, the cash flow is zero. But the loan pays off 1,500 and the property increases in value 3% ($3,000). Thus you have made (Tax free) $4,500 on a $10,000 investment. That is a 45% return on investment. This is before the tax advantages of depreciation as well. 45% is very good, wouldn’t you say?

What about having an investor/private mtg holder provide you financing…? What about owner financing…? Hard Money lenders…? There are lots of ways…

Then you use your funds for fix up costs, then flip the property… or find a good enough deal that doesn’t need fix up to flip… or find a deal that you can rent out w/o putting in capital…

Learn the techniques. There are folks out there doing this as we speak… no reason why you can’t grasp the concepts. However, desire must be at a fever pitch… in order to succeed. Good lcuk.

Kurt, in all seriousness, I’d take that cash and take the time and put it towards hard core educating yourself on the ins and outs of a few areas of RE that interest you. If you have the knowledge and want quick returns then rehabs and flips are a great way to get cash. Spend a large portion of the money not on down payments but on marketing to find the deals that will bring you the income you’re looking for. Crazy amounts of education followed by swift action is your best bet.
