I just bought a doublewide w/ land for a couple of hispanics that work for me. I’m going to finance it for them. I have done a couple of deals like this before, but the lawyer handled everything. For this deal I wanted to do it myself. What kind of contract do I need to cover myself? Also, should I rent-to-own or owner finance?

You ask if you should rent to own or owner finance.

I favor rent to own, assuming that you are “selling” the land with the home. Taxes favor this arrangement as does ease of removal of the tenant/buyers if necessary. I usually get about 1,000 “down” and a premium rent (payment) while still remaining in control of the property.

For me this works as an alternative niche to straight rentals, not that there is anything wrong with straight rentals. In my opinion a straight rental would beat a true owner finance for many of the same reasons as a rent to own does(taxes and control).

Just the way that I see things…
