I am new to real estate investing and need some advice. There is a small apartment building for sale in my area. I don’t know how much their selling for. It’s being put up for sale by a real estate company. It has 3 floors ( 2 apartments in each), a 2 car garage in the back, and it’s not in very good condition. What should be my first step?
Would I be able to purchase the home without using my own money? I am not well financially, but I am eager to learn.
I’m ready to take a hold of my life and make a change for the better. I just need some guidance. I would have purchased real estate courses but because of my financial situation I can’t even afford to purchase them. So I would really appreciate any help you could give me.

Hi. Welcome to CRE. This is a good opportunity to mention that I personally believe that a beginners board is needed on this site.
You ask good questions and show logical thinking…not the mentality of a person asking “I want to do 10 deals in the next 2 years with no money, no job, bad credit, etc.” You have enough going for you that you asked the question.
…and here’s my answer. Look on this site for the locations of the local investor clubs in your area. Attend the very next meeting and talk it up to whomever is willing to listen. Ask questions (like you did on this board). I, as well as others on this board, know that you’re going to need some courses for your education and maybe a mentor for your training (in gathering experience). There is only one assurance I can provide you…without full knowledge and experience, this deal COULD be your first and last deal. Go over the details with the people at the club and discuss everything you know. I’m certain you will get some good pointers and possibly warnings from those that have looked at similar deals like this in the past.
Good luck and the best to you…and ask away and enjoy yourself at the next club meeting.
