I found a potential deal and want to lock it up using an option agreement. I am in California, and I want to make sure that if I have a deal that the seller can’t go around me once we get price and terms worked out.

Please tell me where I can find a sample Memorandum to record quickly so I can take it to an attorney for review. The property seller is in foreclosure and wants to have it worked out by Tuesday.
