Don’t limit yourself to one source. Get your hands on everything relative to the subject. You’ll find many common themes written in different ways. If anything suggested seems unethical or just plain wrong, don’t do it.
There are some great articles here in the ‘how-to’ section as well, I’d start with those.
If you want a guru course like ‘carleton sheets’ check e-bay for a used version.
I think it depends on what you mean by “GET STARTED WITH.” If you mean waking up to a fortune after a couple months of part-time work you can’t go wrong with any motivational/bs-guru stuff.
If, however, you mean “step 0.1” which (IMO) is to discover a technique that suits your personality thereby something you’ll probably stick with or even if REI is for you, try “How to Get Started in Real Estate Investment” and “How To Buy/20%” by John Reed. I found both and many more in my library so hopefully yours has them too. The first book I mentioned has a little too much guru-bashing for me but generally it’s good information. The second one exposes you to many different ways to invest in real estate and gives good profiles for potential success rate and if it suits your personality. Neither is “1, 2, 3, here’s your million”…

Start with Rich Dad Poor Dad, Rich Dad’s Cashflow Quadrant, and Retire Young Retire Rich, all by Robert Kiyosaki. Then pick up Financial Statements by Thomas Ittelson and How to Master the Art of Selling by Tom Hopkins. After you’re done with that, come back and ask about courses.
If you’re intersted in buying pre-foreclosure properties, read How To Make Money Buying Pre-Foreclosure Properties Before They Hit The County Courthouse Steps, by Thomas Lucier that’s available at amazon.com. It’s very thorough with no B.S.
There is no book which is head and shoulders over the other books. There are a lot of mediocre books, some good ones, and a very few excellent ones. I’d suggest that if you do a search with the term “good book” in both this main forum and the Carleton Sheets board2 forum on CREONLINE.COM website you will see a lot of books listed. Sometimes in lists, sometimes individually.
