I like to say within 48 or 72 hours of acceptance, that way I’m not rushing to get a check out. It gives you some flexibility and I have only had a few sellers who required the earnest money check before they would look at the offer and it’s usually a bank, fnma, va, hud, or some other corproate/instituion owned property.

There must be creative ways to use earnest money with realtors when it comes to making multiple offers on junkers so that I will not have checks floating around all over town.

Since I plan on assigning my contracts, can I use my partners’ pre-qualification letter to give to realtors?
Any suggestions?

In your purchase agreement state that: “Buyer will make a $500(or whatever amount) earnest money deposit with broker upon acceptance of this offer.”
