Liability is a tricky issue. Liability does NOT ATTACH until a COURT OF COMPETENT JURISDICTION says it does. That said, I think it would be prudent to advise your insurance company, IN WRITING, the particulars of the situation. One copy to the agent, one copy to the claims department and one copy for your files. Copies to be mailed, CERTIFIED, return receipt.

Folks,
I just sold a building on friday. Rocording of deed probably happened today (monday) Got a call from old tenant looking for new landlord’s number because roof collapsed. Everything passed home inspection and is up to city code. DO I have any liability here?
