Not enough info. What will you do with the house? Why is he selling? How are you financing it? Is it in an area that is appreciating like crazy, is the market hot or cold? How motivated is the guy?

First you need to find out if it was ASSESSED at 160 or APPRAISED at 160. Also why would the seller accept 120 if they are asking for 210???
