I don’t know if a “Detailed Guide to Real Estate Investing in California” exists. If it does exists, I’m not sure how it could be 50 pages or less.
Consider doing this…
Learn the general concepts about buying real estate from resources that may not be unique to CA law
(e.g., good books, articles here at CREonline, courses, the CREonline Convention)
Once you have a better understanding about the business, it would then be worth your while to pay an attorney to review your paperwork and give you counsel on CA specific laws. Ask the investor colleagues you meet at the next REIA club meeting which attorney these use.
There seem to be so many details involved in buying and selling real estate that it gives me a headache just thinking about it. Does anyone know of any detailed guide somewhere on the Internet or somewhere else that can give a brief (like 50 pages or less) but detailed description on the precise steps involved in the actual process not theory of buying and selling real estate in California.
Here are two or three good books on the topic. But no publisher will meet your request for 50 pages. They want to charge high pricese, so the books are probably about 200-250 pages.

“Owner Will Carry” by Broadbent & Rosenberg is a terrific manual on buying & selling CA RE. Very popular and maybe on sale on this site. But if not, Amazon, etc. sure has it. Mine is '98 edition and it may have been updated since then.
It’s been widely heralded as one of the best RE “how to” books ever and I’d sure agree.
