I just bought a vacant lot in Deltona, FL (between Orlando and Daytona Beach) and want to build a 4-bedroom, 3-bath home on it.

I’ve never selected or worked with a home builder before. From your personal experience and knowledge, what do I need to look out for?

A good place to start is a book called “The Complete Guide To Contracting Your Own Home” by Dave McGuerty and Kent Lester. Then, you can Make sure that they are licensed and/ or belong to the Home Builder’s Association in your area so that you can check them out. As well as, checking with the Better Business Bureau. Make them provide recent, local references so you can call the people and go there to look at his work. If they belong to a 2/10 home warranty program, you can check with the warranty company to see if the builder has any claims filed against him. You can ask him which bank he normally uses to get his construction loans and check with them to make sure he is financially stable. Make sure he has worker’s comp and liability insurance. If you own the property, you should get the loan in your name so that you can control the draws. Make him sign a contract that will be fair to both of you but make sure you have the right to cancel if you are not happy with his ability to perform.

Thank you so much for your insight and guidance regarding home builders. Many of them seem like shady characters and doing your due diligence is of the utmost importance.

I just found an article from Smart Money Magazine called “Ten Things Your Home Builder Won’t Tell You.” Check it out and see how many are true to you.

My piece of advice is to consider a meticulous vetting process before actually choosing a home builder! This implies studying the reviews of their former clients. Your home builder must be on top of their game regarding zoning laws and building permits. Transparency and know-how should define their work and be open to client suggestions. Right from the beginning of a project, they should be able to answer the project duration and inquiries related to the house’s standard finishes and floor plans. Do they offer any warranty on their work? Will there be eco-friendly building materials used during the process? Will your home implement sustainable solutions?
