My daily mailing for the foreclosures and divorces is a task and to that I want to add bankruptcies and probates. I’d prefer not to have to do it myself. Any of you out there outsourcing your mailing? If so, to whom? Direct Mail houses? Stay at hom moms? Students?

How do you know they are going out every day as they should?

Expensive, but well worth it. I mail about 6,000 mailings a month. They do it all for you. One stop shop. Lists, the entire deal. I just sit back and wait for the calls. Usually about 55-60 leads a month - I set about 15 appointments and close out about 2 decent deals per month on avg. I am only telling you this becasue I don;t dop anything else except for this. N oother follow up, lead generation - nothing.

And to get that you have to pay 4500 up front and 297 a month + either .45 a postcard * 6000 or 1.39 * 6000 so you spend only 3,000 to 9,000 a month to get 50-60 leads and 2 deals…

What is your average Profit per deal?

In contrast I spend about $450 in 1,000 post cards and about $500 in gas and MANY MANY hours Knock knock Knock to get about 2 deals a month of 20K + profits.

The LOCAL Post office would just deliver the Mailers they are printed somewhere else! From a Distibution center…

BTW I have seen my exact mailer used by my competition in the mail box of at least 5 homes I have bought… But I still bought them…HUH? Just the follow up with a knock on the door works better than the Mass effort anyway!

Go do a deal! who cares if they tell someone that someone would have to have the GUTS to get it done and the money Too!

I lost 15K on a Pre construction deal and 52K on some rentals in Daly City but over all I have had a GREAT year!

Whats the cost of your mailer per unit? I assume it includes a basic letter, envelope and postage?

I go for bulk I use the cheapest Post Card Possible they look like everyday junk mail… but I follow up with a knock knock and a smile Mail out wed knock knock on Sat and Sunday!
