Hello financial people. I need advice on a loan. I make $5300 a month with a $2500 bonus quarterly. All verifiable. I’m trying to buy a new house but everything I look at is 525k. This doesn’t surprise me. What does surprise me is the broker I’m talking to tells me all I qualify for is 374k and that I should go stated. First of all I have excellent credit, my middle score is 674, which will be higher when I get 2 mistakes fixed, and I have 5% to put down so why would I need to go stated and why do I only qualify for 374K. I thought with my credit and the income I make I would be able to get like a low intererst arm or something like that.
What am I missing here?

hmm…my email was sent back with error. but running some rough numbers you can qualify up to 450k going full doc, 525k would not be a problem…
