My response may not help you get your $800k request but I may still be able to help you accomplish your acquisition goals and put more money in your pocket.

Commercial mortgages usually require a minimum of 20% down payment or higher. I see that you may need $800k in order to get into a $4 million deal (20% down).

I could show you a way to leverage with less than 2% out of pocket or a little more than $100k to get into a deal that is $5 million in size.
