I’ve found an excellent mobile home. It’s set up in a park with reasonable rates. What I need to know is how do I find out if this 1996 Redman is worth the price that’s being asked. It’s 3 bedrooms, 2 full baths, huge master bedroom & bath, 16x80, central heat & air, lg. dining area, center island in kitchen w/sinks & dishwasher, has all appliances (except w/d), & needs very few repairs. Can someone please give me a NADA book value(approximate) before I try to get financing?

Your banker will have a copy of the NADA book for manufactured homes and can give you an idea of their value. Bear in mind that if you pay anywhere near that price, you’re paying too much.
Chack the archives here for “how to value a mobile home” and variations, and you’ll get lots of hits.
The ONLY thing that matters (if you don’t want to regret the purchase later) is what the home is worth in YOUR market. Values differ drastically by geography.

Are you buying this to just live in it or is it an investment (aka lonnie deal). Your post makes it sound like your are just buying the home to live in and not for investment purposes. I am in Oklahoma and could give you a rough idea of what it is worth wholesale and retail for investment purposes, but have no idea what the NADA value would be. If you are buying to live in then you should just let the bank handle it (if they will, if not email me). Give me a little more detail and I may be able to help on pricing.
