You need to apply for a legal non-conforming use status. If the property was build as a 4-plex at a time when the zoning permitted 4-plexes in that area, then your request would likely be granted. The fact that they are compelling compliance tells me that there are other issues.

I bought a 4 plex in 2002 and have had no issues with it. Today I get a letter from my City/County zoning commission saying that my 4 plex is in a R2 district and needs to be converted to a duplex or single family in 10 days! What is my first move? I cannot think my head is spinning so fast. What is my recourse?

I just wanted to follow up and let you know how it was resolved. I had to get affadavits from previous owners, going back into the 1980s, to show that it has been a 4-plex longer than 10 years (the grandfathered time period I guess). But what hassle and a waste of time and money.
