Without knowing the specifics of IL probate law, I would still confidently say that I am 99% sure you must file some sort of probate proceeding. You are assuming the kids get the house - it is entirely possible there is a will leaving the house, or a portion thereof to someone else.

Mr Bronchick,

I am currently working with a very motivated seller(s) who is in foreclosure. Their mom owns the house and she passed away a year ago and there was no probate case/filing done by the surviving children. The youngest daughter lives in the house and did not make the house payments. The five other siblings (from out of state) is willing to sign a Quit Claim deed to me. However, i informed them that it may be impossible to transfer ownershgip because they still don’t own the house.

Is it imperative to file probate first to transfer the ownership to them, before they can deed it to me? Is there any other way to approach this so they can sell the house to me immediately? I plan to short sale and wholesale the house.
