Steve,
You don’t tell us what State you’re in? My opinion is for her to go to work for a mortgage company for a short period of time. She will learn what it takes to get licensed, procedures, loan programs, get familiarized with lenders to broker to, and the list goes on.
In doing so, she will also determine if the Mortgage business is for her? In either event it won’t be a waste of time because she will have so much to learn, and she will be more confident and effective when she goes out on her own after gaining the experience.
