There are a few states that require a license for more than X deals per year, but CA isn’t one of them. That only applies to selling real estate notes.

A Realtor in California told me that if I sell more than 5 of my own investment properties in a year I need a real estate license. That sounds bogus considering all the real estate investors in CA. Is it true?
