If your county levies property taxes on mobile homes, there will likely be dimensions of the home in the county records. At least there is in my county. Measuring the home only takes a minute.
I have found that few buyers are concerned with square footage, only bedrooms and bathrooms. If it is a 12-wide they might be concerned.

Hi Everyone,
Thanks for all your support about my previous post–first deal. I am still working on the financing part. But I have couple more questions.
Where can I get the information about the actual SF of the mobile home since the owner doesn’t have the document to show it. I know one way is to physically measure it but I like to know how you will find out if you encounter this situation.
Second, does anynow know the mobile home blue book’s website? I heard I can go there and check out the comparable value?
