Mold… Lots of HYPE about mold, little reality.

There are I believe only 2 types of MOLD that are serious health risk. Chances the mold this house has are those types is next to nill… secondly, Mold Eradication (all types)is simple… remove the source of water by fixing the roof, or the pipes or whatever, and then replace the infested material.

I would never let a small amount of mold scare me off a property, also I would not let mold where the source is obvious scare me either. Just figure in how much it’s going to cost to get rid of the moisture and replace the infested material. ANd if its on the surface ONLY a little bit of household cleanser will take care of it.

Mold might be able to be used to scare a seller into a better price by some of questionable ethics ("oh I don’t know mr seller, that’s mold, that could get costly… " and if you go with the new scam artists certified to identify and eradicate it, it will be) but in general, I would not let a little mold scare me away. Lots of mold might scare me away, because it significes lots of water has infiltrated the property which could mean lots of other problems… but not mold in and of itself.

Media induced paranoia… gotta love it. That’s my .02 cents anyway.

Hi, i’m in the process of purchasing this home, (rehab) and we found out there is a little mold. Question is, is this a deal breaker if the mold is on the sheet rock only?

Also, the broker that i had took 3 months on this deal without closing. Plus, after i told her i didn’t want to use her anymore, she went behind my back, and tried to purchase the property herself! Is this against the law, and can i report her to anyone?

I was considering buying a property that had mold but after reading a report on the mold findings in the house and what all that they say that you have to do to rid the house of mold and making sure that the spores are not spread to uncontaminated areas and then having it retested was a little more than what I wanted to get involved in.
Also you may have to disclose when you resale.Sometimes it may be hard to get the property insured if it has had mold.
This property had potentially good profit to be made on it but I also saw that I could possibly be holding a property that might have trouble selling.
As mentioned above of the media hype,it has a lot of people afraid to buy a house that has had mold.
Do your homework and you may be ok.

As far as the broker going behind your back you may be able to go to your states realtors commission to see if you may be able to do something.
