I live in PA and I am new to all of this. I went to my local court house and visited the tax office. I purchased the repository list of properties that have gone through the upset sale and the judicial sale with no bidders. The properties on this list are available for a min. bid of $50 and a special aution is held when enough properties are bid on. I have enough selected properties to form a new auction. I have located about 60 MH on leased lots that are up for sale, free from all liens. Any advise or experience?

I just posted the following to someone asking the same thing on 2/20:

*You can buy the home at a tax sale, but you’d better go find out what the attitude of the MP owner and/or manager are. Will you be expected to pay unpaid lot rent? Are they agreeable to you trying to sell the home to someone else on credit?
*It’s entirely possible for a MH to be so trashed as to have NEGATIVE value, so you’d just end up walking away and losing your bid.

I go to tax sales, too, and would not say that you’re automatically wasting your time buying a mobile at one. Just try to know as much as you can about the mobile you’re bidding on. Good luck, and write if you want to compare notes!

That was written about properties coming up at judicial sale. If a MH couldn’t attract any bid at the judicial sale, it ended up in the repository, as you know. ALL properties in the repository, not just MH, have a problem. Until you know what the problem is, and how to solve it, don’t buy.
For an MH, it’s just like I wrote: talk to the manager, look at the home, figure out where the profit is, then go for it!
