I just talked to a lady here in east TX about this same thing. The way she is having to go about it is to evict them buy claiming all they owe as lot rent and getting a judgment that way. She does not use titles, only bills of sale, and does not file her lean on title as she does not have a title on almost all of her MH’s. She is very outspoken about the new laws, and how they make everything so difficult for her. I know this is not the way things should be done, but as I am new to MH’s and trying to get all the info I can, we may find that here in TX we have to do things a little different. I know this does not answer your question but maybe it will get someone to post with more knowledge that can help. I am starting to think that renting may be the only option here in Texas.

I have a mobile home park in Texas. I sold one of the trailers in a Lonnie type deal (on contract).
The woman was to pay on the note and pay lot rent to leave it in the park.
The contract also states that she cannot move the trailer until she pays it off.
She is currently behind in ALL payments. The judge has thrown out an eviction against the trailer since she is buying it. He said we have to foreclose. Apparently, Texas has recently changed the law making mobiles more like houses and less like cars.
The problem is that the attorney I talked to quoted 2500 or so. Not a viable option given the value of the mobile.

I know I can evict her from the lot.
My question is what happens then?
She cannot take the trailer so it has to stay on the lot? What about her stuff? Stay or go?
If she doesn’t make payments on the trailer then what?

PS Please no appeasing solutions like paying her to leave. Not an option in this case.
