Tax liens are the most superior lien against real property. In almost all jurisdictions everything else is junior…however…that being said in some places cities and other taxing authorities DO NOT participate in the tax lien sales and their liens will remain after any tax sale.

Check with your local tax collector to see what will and what will not remain after a tax lien certificate sale…and be aware that in a lien certificate sale…you are NOT buying the property…only loaning the money to the taxing jurisdiction for interest and penalties. You must wait a certain period of time (redemption period) before you will gain any property rights. AND: in most jusisdictions will have to go through a Quiet Title Action in the courts to get clear title.

Good Luck,

I was wondering if any liens follow the property in the state of MO after the redemtion period on a tax certificate. Basically what should I be looking for on my prorerty search before I purchase a certificate.
