Do you still have access to MLS ? If not, how do you search for properties ? I’m not licensed thus I want to know if you use any websites that allow you to get info off MLS ? Thanks…
I continue to get mls listings from my agent, but she says she often doesn’t know the DOM (Days on market). How can I know this? When I get the MLS listing pages from her, the DOM is often blank. These are bank-owned properties. Does she have to ask the Listing agent each time the DOM, or is there some way for her to know this? Is there some other source I can use to check this online?
There is no logic to MLS listings. It is a blatant farce on the investor comunity. If you will use your ingunity you can get around them and get all the information off their site by other sources. Relators are not your friend mister investor…
I’m an agent/investor. I use MLS to look for deals daily. To keep from having to punch in criteria for certain areas and types of property i am looking for you can set up saved searches with specific criteria.
After searching all available listing as of a certain date you can the just do a update and bring up properties listed or changed since your last search to save time. A relisted property will come up as new but you can see how long it was previously listed for by searching for it in other catagories expired, withdrawn etc

Our MLS considers the listing date to be a confidential field, not to be distributed to consumers. A lot of that data is bogus anyway, since agents tend to pull listings and relist them as new.

I disagree with pretty much everything that BJ posted. I am a active agent and the MLS software allows you print and view the pages in many different configuration when it comes to the info.
Either your agent does not know how to view this info or is just flat unwilling to tell. Which there is no reason for that to be the case.
One option is Realtor.com. I noticed that after the upgraded the site sometime last year you could see the date the home was listed.
The only thing we try to hide regarding listing date is the expiration date. That should be easy to understand.
Bak, My RE License are inactive at thia time. I can answer the question about DOM on the MLS reports. The actual listing that Realtors/Brokers have access to, has the DOM on each one. The MLS form/copy that they are permitted to give out to un-licensed people has restriction as to what info can go out to the general public, so to speak. Of course the Agent may tell you this info, but that would cause a problem with their Board of Realtor organization, if they should find out.
Other examples of info that is not permitted or left off the allowed MLS reports to the general public include not only DOM, Name of the property owners, their personal contact info, etc. As for your other question, some other source for the info, I really do not know of any, I would love to know that myself. If you should find out, please keep me posted.

I’ve been seeing a lot of that lately- pulling a listing that’s only been on the market for a month or so, and then relisting it (same agent). I don’t get it.

I held a real estate license for a couple years myself & agree with one exception. Our county real estate association, which ran the MLS, had a “policy” that the name & number of the owner were not to be released to the general public. They justified it by saying it was a liability issue, but with the other info allowed anyone could go online & find out the owners name.
