Anybody know how to separate a mixed use building legally/operationally so I could buy the apartments on the second floor and the current owner could still have the retail/office on the first floor? They are separately metered for HVAC,but, I’m concerned about protecting myself from problems if he should default or sell the retail/office part to an undesireable owner.
