I have a property that is being used both residential and commercial. No bank I spoke with will do re-fi under current use. The current loan is a SFR type loan with a fixed of 9.75. I know I could re-fi w/ an online broker or bank and fib about usage. Is this far too great of a risk? It is in residential and/or commercial zoning. It looks like a house w/o signs on front of building.

ALL lenders are going to require an apraisal, so there goes your cover. Call it what is is, a mixed-use property. I deal with several commercial lenders who finance this type of property.
