Not unless the seller financed Notes or “paper” is being created at the point of sale. In other words it a newly yet to be structured and created seller financed Note that will be part of a transaction to assist in the sale of a property.
The other course; Unity of Real Estate & “Paper” covers more ground on using paper to get into and out of proeprties and how to “broker” such loans to paper investors.

I have a good overview of what the note buying and selling is and want to jump in right away. Which one of your 2 courses would you recommend for someone who is starting out but knows a bit about paper? Just need something to simply point me in the right direction of finding notes, acquiring them, and then selling them to investors (by way of simu closing).

I have both and they’re excellent.
From my perspective, if you’re new to the real estate/simo note closing biz, I highly suggest the “Unity” course. It covers the basics of doing such deals (along with others) and gives a ton of examples.
The “Paper Into Cash” course is more of a checklist-type
course, in that it will clear up what steps to take and how to best structure these simo transactions.

The Paper into Cash - Convertible Currency Course deals primarily with the subject matter of being able to have a good “feel” for the various undewriting components that comprise an owner financed sale.
These component variables are;
Type of property
Use of property
Condition
Location
Occupancy
Down payment
Proposed payors employment & stability
Proposed payors credit profiles
Proposed payors credit scores
LTV’s
ITV’s
Actual repayment terms of the note
Etc.
When looked at and put together in different transaction structure ways, you can “Build to suit” Real Estate “PAPER” deals which will provide the benifit to the Note holder of having immmediate liquidity value or cash liquidity value at some future point in time.
It is a course which will also provide you with the checklists and forms needed to process, package and present such transactions to a funding source for such seller financed “paper”.
The Unity of Real Estate & “Paper” Course is a bit more advanced and focuses on numerous ways to use “paper” to both acquire and divest oneself of properties.
These are not strictly Note brokerage courses per se
Naturally I am a wee bit bias - But you can’t go wrong with either course(smile)

Thanks for the info. What I want to do is to find notes and then turn around and sell them to an investor. Will the “The Paper into Cash” course be able to help me out in that respect? Thanks.
