I have a question that may sound a bit dumb, but exactly when does land with MHs become a MHP? I am looking to purchase some raw land in NC that could hold 22 MHs on 20,000 sq ft lots. I would like to sell or rent the individual lots and I was wondering at what point I have to call it a park and hire a manager. I know if I sell the lots individually, it would just be a community but I was not sure if there is a point at which the county planning folks deem it to be a park. Any insights would be helpful.

Try online at your states website where the laws and statutes are posted. I’ll bet they have definitions for what exactly constitutes a park.
