A MH can be titled if it was not set in correctly, or the pad was not properly prepared to avoid settling, or can naturally happen if you are in an area with soft soil.

Normally releveling a MH is not too big a deal. You simply jack up one end or corner of the MH a little, then, adjust the supports to the correct height. If you have to jack it up more than a couple inches, you may need to temporarily disconnect water and waste connections so you don’t break them.

If the tilting is due to settling soil, it may be necessary to do something to compact the soil/increase supports with piers which can be a huge task.

Hello,

I went to see this mobile house yesterday, and it was in excellent condition, except…

As I went to the back, I noticed that it was tilted slightly down. If I can negotiate a good price, I want to buy it and sell (finance) it, but I wonder how much it’ll cost to raise the MH up. Or if I’m going to sell it “as is,” I wonder how difficult it becomes to sell because of the “tilt.”

By the way, I saw some other MH that was tilted. I found another one that was like this. Is this a common problem with MH?

I live in Chicago land.

Rehabbing is one thing…re-leveling is completely differentâ?¦and dangerous. If youâ??re serious about this home, call a mover and discuss the problem with them and get an estimate. Double your estimate (always) and then use it as a negation tool for a lower price.
