a little background?.I was given a free MH in exchange for doing the repairs. I was given four months to do it. I had to put up two month?s lot rent and received to two month?s lot rent free. My MH was inspected/approved over a month ago—and I S-T-I-L-L don?t have my title. Park manager has told me several times that ?it?s yours Susan, don?t worry?. She has also been telling me for WEEKS that it should be here any day.
I have left messages and dropped off notes because I am not able to catch her in the office. She rarely returns my phone calls. I am not a happy camper.
Today my lot rent is due?and I am HOPING that I am in a negotiating position. {that?s where you guys come in with your suggestions }
Technically, I know that I am responsible for the rent. HOWEVER, she has not upheld her ?end of the bargain? and I have upheld mine. Do you feel I might have any room for negotiation here?
I would like to drop off a well-worded sentence or two to the effect: ?I will be by with the lot rent when she is ready to deliver the title to me (and to waive any late fees)?. (something that does not ruffle her feathers)
At this point, I would like it to be over and done with and registered at the DMV.

File a mechanics lien against the title,that will protect your interest for now, pay your lot rent and rent out the home until the title comes. (I would however catch the owner for a face to face to find out what the problem is). It could just be that the DMV is giving her a hard time, I’ve had it take 3 mos to get the titles back on mine.

Obviously this is not a Lonnie deal but…
Even is nice shape, I’m guessing the retail value on this home is right in that 10K area (12K on the outside). Anything you could do for her would be pure charity. About the only suggestion I have is if the lien holder would be interested in selling you the note at a discount. Some (ex)lenders are no longer doing MH’s. I suppose it’s possible they might be interested in purging this one from their portfolio. It wouldn’t be a great yield (maybe 50%)but you could make some money if you could limit your investment to 5-6K.

Yes stay positive with her untill all else fails.
Could it be that title is slow coming, because it takes sometime to go through the state transfer trail—mail etc.
Have you thought of a lease option on this till the title is finanlly here.
Find your buyer, (for now renter), get him park aproved. This will solve your lot rent, plus get your monthly check coming to you . Like it would have on a note on the mobile home. Plus get her problem solved of another mobile home looking spiffy from your work into a nice home in her park with monthly lot rent being payed. Its a win, win, win, solution for everyone. You can then keep on this in a freindly way with her till its resolved.

When you reached an agreement with the PM, I hope you have signed a contract that bind both parties to their obligations. Show her that contract again and remind her of her obligations.
Feelings may be hurt, and you should beware of that by not letting your emotions take control of the negotiation and conduct yourself in a proper manner. But I’d explain to the PM that this is a business deal and that you are prepared to proceed as such, even if it means a letter from your attorney.
It’s not much of an advice, but it’s the best I can do for now.

Of course, this could result in harsh feelings and not being able to ‘work’ that park again.
First though, how old is the MH?? In Alabama, we don’t have titles until 1990. We use a Bill of Sale on all the MH’s before 1990.
Check with your county clerk that handles MH’s and determine what is the procedure for that year model MH.
You may only need the park mgr. write out a Bill of Sale.
